About Ryan & Associates

Ryan & Associates was founded in 2006 by Eoghain Ryan and Ailish Ryan.

We are a practice of consulting engineers who specialise in fire safety, accessibility and assigned certification. We offer all our clients a personal, professional service whereby we ensure the client gets the optimum solution as cost effective as possible while giving options of futureproofing the building.

All our engineers have a Bachelor of engineering and are members of Engineers Ireland.

All our fire safety engineers are masters qualified in fire safety.

Eoghain has worked in private practise and as an assistant chief fire officer prior to founding Ryan & Associates. Eoghain has a wealth of experience across a variety of projects.

Ailish has worked in private practise since she graduated. Ailish worked as a fire safety engineer in the UK and Ireland has a wealth of experience.

Tom has over 40 years experience as a managing engineer for Coillte. Tom is co-author on a number of road design guidance documents and books. He has extensive experience as an engineer overseeing the construction of residential and commercial developments as a civil / structural engineer.

Tom Joined Ryan & Associates when he took early retirement.

Sinéad joined Ryan & Associates in 2013 and has been working as a fire safety engineer. She has gained experience in submitting fire safety certificate, auditing buildings for compliance, disability access certificates, overseeing works for compliance.

Fire Safety Certificate Applications

We submit applications to local authorities for approval for a fire safety certificate where required in accordance with SI 496.

This involves preparing a report & drawings demonstrating compliance with Part B of the Building Regulations, submitting to local authority and liaising with the local authority until the fire safety certificate is granted.

Fire Safety Audits

This involves undertaking a visual inspection of the premises and establishing its compliance with Part B of the Building regulations and the fire services act of 1981 and 2003. Providing a report outlining deficiencies observed.

Evacuation strategies

This involves devising an evacuation strategy employing the principles of the fire safety design. This can include drawings, instructions, advice to management.

Fire Engineering

When prescriptive codes cannot be adhered to we can apply fire safety engineering principles to demonstrate equivalence compliance.

Licensing

This involves inspecting a premises, ensuring the building is compliant with the fire services act of 1981 and 2003 and advising the client of works and certification required. Providing an opinion on compliance as necessary and attending court if required.

Fire safety Risk Assessments.

This involves analysing the risk, proposing mitigating measures and reducing the resultant risk. We undertake risk assessment for recycling companies and industrial buildings where required for EPA requirements.

Disabled Access

Disability Access Certificate Applications.

We submit applications to local authorities for approval for a Disability access certificate where required in accordance with SI 496.
This involves preparing a report & drawings demonstrating compliance with Part M of the Building Regulations, submitting to local authority and liaising with the local authority until the disability access certificate is granted.

Accessibility Audits
We undertake accessibility audits of public buildings and their compliance with Part M of the Regulations and the National Disability Association document – Buildings for everyone. The accessibility audit highlights deficiencies / barriers and recommends alterations to enhance the overall usability of a building for everyone from physical disabled, those suffering with audibility and visual impairments to pregnant women and the elderly

Role As Assigned Certifier

Since the introduction of the new building control amendment regulations in March 2014, every long commencement notice requires the appointment of a Design Certifier, Assigned Certifier, Builder and Building owner with each party accepting their roles.

Ryan & Associates act as Assigned certifier on a number of projects in addition to an ancillary certifier for Parts B and M of the regulations.

What does the assigned certifier do?

• They set up the commencement notice on the BCMS.
• They appoint all roles.
• They coordinate inspection plans and certification from ancillary certifiers, ancillary competent persons, the builder and the design certifier.
• The assigned certifier inspects the building and submits the certificate of completion for the building.

Home Energy Assessment

Our energy grant partner EnergyFix.ie is registered as a ‘One Stop Shop’ with the SEAI enableing it to look after all the key stages of a home energy retrofit, from retrofit design through to project completion and management of SEAI grant funding. Start Your application here.

A Home Energy Assessment is a detailed report on the energy performance of your home.

About Your Assessment

The assessment includes:

  • Building Energy Rating (BER) assessment.
  • A full technical report on the energy efficiency of your home.
  • Details on the energy upgrades needed to get your home to a B2 rating and better.
  • A heat pump technical assessment detailing the energy upgrades required to make your home suitable for a heat pump.
  • A report explaining how the recommended energy upgrades will improve the comfort of your home and help to reduce your energy bills.
  • An estimate of the costs of the recommended energy upgrades.

Your chosen One Stop Shop assigns a technical surveyor to carry out a Home Energy Assessment in your home. Following the assessment, the One Stop Shop provides you with the detailed Home Energy Assessment report.

What is the difference between a Home Energy Assessment and a BER?

For homeowners who are not sure where to start with their home energy upgrade or who may want to carry out just one or two energy upgrades, a Building Energy Rating (BER) is a good starting point. Find out more about the BER Assessment.  

For homeowners considering multiple energy upgrades and applying for the One Stop Shop service, a home energy assessment will provide both a BER rating and the required technical report detailing the energy upgrades needed to get your home to a B2 rating and better.

Please note that SEAI’s One Stop Shop grants are only available through the list of registered One Stop Shop Providers available here.

What are the benefits of getting a Home Energy Assessment?

A Home Energy Assessment gives you all the information you need to begin your home energy upgrade journey to a B2 rating. It provides you with a list of recommended energy upgrades for your home and an estimate of the likely costs, helping you decide what approach is best for you.

How do I get a Home Energy Assessment?

Contact a registered One Stop Shop and they will be able to get you started. It is good practice to contact a few One Stop Shops, so that you can find the one that works for your budget and timeframe.

Is there a grant for a Home Energy Assessment?

Yes, SEAI offers a grant of €350 for a Home Energy Assessment. And remember, with the One Stop Shop service the homeowner only pays the net cost. So, if your Home Energy Assessment costs €600, you pay the One Stop Shop €250 and they claim the €350 from SEAI.

Costs for a Home Energy Assessment will vary so SEAI recommends contacting several One Stop Shops for a quote before proceeding.

Please note that the Home Energy Assessment grant can only be claimed once per property.

What happens after the Home Energy Assessment?

Once you have had your Home Energy Assessment you can decide whether to invest in the home energy upgrades that are recommended in your report. You are under no obligation to proceed with those energy upgrades. You will receive the Home Energy Assessment grant regardless of your decision.

If you do decide to go ahead, the next step is to engage with a One Stop Shop. You can take your report to any of the registered One Stop Shops, you do not have to use the one that carried out the Home Energy Assessment.
